Job descriptions:
- Set up the company’s and the IT department’s IT objectives and strategies that align with the company’s business objectives and strategies.
- Develop the company’s IT system comprising IT physical and management infrastructure and the application systems to support the company’s IT strategy.
- Initiate digital transformation to modernize and streamline the operations to enhance customer satisfaction and the company’s competitive advantages.
- Ensure the company’s IT system is reliable, secure, and scalable to boost cost-effective IT operations with seamless functionality and high-standard performance.
- Establish appropriate IT budget to accommodate and prioritize IT projects for IT strategy implementation and IT goal alignment.
- Manage vendor relationship and provide timely technical support and troubleshooting for other departments and stakeholders.
- Develop cyber-security and risk management policies to protect data and systems for data backup, disaster recovery and business continuity.
- Institute IT governance framework to ensure compliance with the regulations, the company’s policies and sustainability (ESG).
- Keep systems and processes updated with emerging technologies (such as AI) and legal requirements.
- Develop IT department’s policies, procedures, and rules (SOP: Standard Operating Procedures) to oversee day-to-day IT operational processes and to attain the process objective themes of operating excellence, customer intimacy, innovation, risk management, and sustainability (ESG).
- Perform all human-resource functions (5R) of recruiting, reskilling, reviewing, rewarding, and relation for teaming with the assistance from the corporate HR department.
Job Qualifications:
- General:
- Thai male or female in age between 40-50 years
- Bachelor / Master’s degree in IT, computer science or related fields.
- Minimum 10 years’ experience in IT field with at least 4 years in managerial positions.
- Good English and Thai proficiency
- Good communication and coordination skills
- Good interpersonal and teaming skills
- Good leadership
- Good problem-solving and decision-making skills
- Ability to work with foreign colleagues in other countries
- Specific:
- Technical expertise to set up and manage an IT system with the capabilities of programming, database, networks, and emerging technologies.
- Project management skills of IT projects
- IT budgeting and financial management
Job Descriptions: 40,000 – 45,000 .-
Responsibilities:
- Establish policies, guidelines, operating standards, and KPIs for building operation and maintenance.
- Control, supervise, monitor, and evaluate the performance of outsourced service providers to ensure compliance with contracts and established standards.
- Review, approve, and monitor preventive maintenance (PM) plans, corrective maintenance plans, improvement plans, and related budgets.
- Inspect, verify, and formally accept maintenance works, improvement works, and various building-related projects performed by outsource contractors and vendors.
- Monitor, analyze, and prepare reports on operational performance, issues, risks, and improvement recommendations for continuous improvement.
- Coordinate with tenants, building users, and relevant stakeholders on policy matters, critical issues, and emergency situations.
- Ensure all building operations comply with applicable laws, regulations, safety requirements, occupational health standards, and building codes.
- Manage outsourced service contracts, including contract renewals, amendments, and annual performance evaluations.
- Support risk management, long-term planning, and initiatives to protect and enhance the long-term value of building assets.
- Support budgeting processes and planning for building improvement projects and preventive maintenance programs.
- Promote and oversee energy efficiency initiatives and sustainability practices to reduce operating costs and enhance long-term building value.
- Provide technical advice and engineering support to the building management team, tenant management team, and other internal departments.
- Perform other duties as assigned by management.
Qualifications:
- Bachelor’s degree in Mechanical, Electrical, Civil Engineering, or related field.
- Minimum of 5 years of experience in building maintenance, facilities management, or engineering.
- Knowledge of building systems, preventive maintenance, and safety standards.
- Strong problem-solving skills and ability to respond quickly to emergencies.
- Proficient in Microsoft Office and Maintenance Management Software.
- Excellent communication and teamwork skills.
Duties & Responsibilities:
- Prepare the program and control the schedule. (design, authority submission, construction)
- Seek, tender, appoint, manage all consultants (designers, QS, PM/CM, etc.), and direct contract and suppliers.
- Prepare, negotiate the scope of service agreement for all consultants and the scope of the contract for suppliers & contractors.
- Develop and review (code, technical) the design of the structure, construction method, etc.
- Control cost according to the budget received, including assessing, evaluation payment claims of contractors, consultants and cost variations from the contract.
- Control the construction progress, safety, including the qualities of works.
- Ensure all material used and work performed are as specifications.
- Manage and monitor the construction documents.
- Follow up to all permissions from an authority, all site issues.
- Hand over the project to the customer.
- Prepare presentation and report.
- Coordinate with other relevant departments.
Qualification:
- Bachelor or master’s degree in Structural/Civil engineering.
- Age around 37-40 Years.
- 10 years of “Project Management” experience in Property development firm and experience in contractor firm will be an advantage.
- Skillful in AutoCAD, other design programs, MS project, MS office.
- Experience in hi-rise & low-rise office & condominium, and industrial estate.
- Able to work upcountry.
- Good command of written and spoken English.
